Infographics: September 2026 RAE Edmonton Market Reports
New inventory is still being added, but sales have slowed for fall
The Greater Edmonton Area (GEA) real estate market reported 1,959 sales in September 2026, decreasing 8.8% compared to August activity and 10.3% compared to September 2025. There were 3,864 new listings — a month-over-month increase of 7.2% and a year-over-year increase of 11.3%. Inventory levels increased 0.1% from the previous month and are 16.7% higher than September 2025.
Average selling price across all residential property types decreased by 0.8% from the previous month to $466,080, a price 2.9% higher than September 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $423,100, decreasing 0.9% from August 2026 and decreasing 0.3% year-over-year.

Average price is still holding onto the gains it has made in 2026, but when considering year-over-year trends, price growth has slowed over the last few years.
