Edmonton market activity slows, creating opportunity for buyers
The Greater Edmonton Area (GEA) real estate market reported 1,882 sales in October 2026, decreasing 3.5% compared to September activity and 8.3% compared to October 2025. There were 3,264 new listings — a month-over-month decrease of 11.2% and a year-over-year increase of 2.9%. Inventory levels decreased 6.6% from the previous month and are 15.2% higher than October 2025.
Average selling price across all residential property types decreased by 2.0% from the previous month to $457,641, a price 0.5% higher than October 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $417,200, increasing 9.4% from September 2026 and 7.2% year-over-year.
“Activity is tapering off seasonally as sales, new listings and average prices decreased last month. Certain property types did have a small rebound in sales and average price, but with higher inventory overall, it’s a fluctuation rather than a trend. We’re likely to see gains stall or reverse as the year comes to a close. Sellers seeing declining activity shouldn’t be discouraged, however. This season is when serious buyers are looking, and while they may have plenty of options, the right home can still compete.” –Darlene Reid, 2026 Board Chair, REALTORS® Association of Edmonton
